Who is responsible for compliance and safety certificates?
You are — property compliance is the landlord's legal responsibility and we won't pretend otherwise. What we do is keep the calendar for you: we track what's due, tell you before it lapses, arrange access around bookings, and offer discounted rates on all electrical compliance work through TDR Electrical, our own NAPIT-registered and TrustMark-approved firm. Gas, fire risk assessment and anything outside electrical we'll coordinate with your existing contractors.
What happens if the property isn't booked?
On a guaranteed-rent lease, nothing happens to you — the rent lands on the same date regardless, because the occupancy risk is ours. On full management, income varies with bookings, which is why we target mid-stay guests and build the direct-booking channel: longer bookings and repeat guests smooth out the quiet weeks.
Will my mortgage and insurance allow serviced accommodation?
Most standard buy-to-let mortgages and landlord policies don't cover short-let or serviced accommodation without consent, so this is one of the first things we check with you. You'll usually need consent-to-let or a product that permits short lets, plus a policy written for serviced accommodation. We'll tell you exactly what to ask your lender and broker before anything is set up. We're not brokers or advisers, so the final word comes from them.
How do you protect the property from bad guests?
No stay begins without a person approving it. Guests are vetted, booking terms are signed, and the guest mix we target (contractors on company accounts, insurers, relocating families) is about as far from a party crowd as short-let gets. Changeovers are photographed, so damage is spotted and reported the same day.
Who pays when something breaks?
We cover maintenance call-outs up to an agreed limit, so the small stuff — a leaking trap, a tripped circuit, a broken blind — gets fixed the same day without a phone call to you. That limit is set with you at the outset and depends on the property: an older house with an ageing boiler and original wiring carries more risk than a new-build flat, so the figure is agreed case by case. Anything above the limit, or anything structural, comes to you with a quote before work starts.
How long does it take to launch?
A furnished, compliant property can be live in two to three weeks — photography, listings, pricing and check-in setup. If it needs a refurb or furnishing, allow six to ten weeks depending on scope. We'll give you a dated plan with the appraisal.
What areas do you cover?
Kent and the south London boroughs around our base near Sevenoaks, plus Bedfordshire and the wider Midlands where we operate. If you're outside that, ask anyway — if we can't run it well we'll say so rather than take it on.
